Council wants to see mixed-use development from potential annexation request

Longmont City Council hopes to see affordable dwellings included in development plans.

Longmont City Council, Tuesday night, gave the go-ahead to Meritage Homes to begin the annexation process for 26 acres located north of Colo. 66, west of Main Street, north and east of the Willis Heights subdivision. 

Meritage Homes submitted a concept plan for a residential neighborhood with single-family detached homes, a pocket park and a drainage facility. 

Council members told Meritage any formal application for annexation should be a more mixed-use development that includes affordable dwellings.

 “This would be a great opportunity to increase our housing stock,” Councilmember Aren Rodriguez said. “I would like to see more thought into creating more density.”

After Tuesday night’s council approval, the application process can begin with a neighborhood meeting, Development Review Committee review, a Planning and Zoning Commissioner recommendation and a final decision by the city council. Public hearings would also be required before the planning board and the city council.
