City council to rule on new housing development in West Longmont

Peakview Estates potentially to be subdivide a seven-acre property into 29 lots for single-family residential homes

Longmont City Council, Tuesday night, will consider an appeal of a planning and zoning commission decision to conditionally approve the preliminary subdivision plat for Peakview Estates. Three appeals have been filed with the city over the planning board’s decision.

Property owners of Peakview Estates propose to subdivide a seven-acre property located at 2729 Ninth Avenue into 29 lots for single-family residential homes, according to a city staff report.

The property is on the south side of Ninth Avenue, west of Hover Street, and east of Airport Road. 

The city council will conduct an appeal hearing and then either uphold, modify or reverse the decision of the planning board, according to the staff report.

The three residents appealing the decision say:

  • The project could negatively impact water wells for the parcels immediately to the east in unincorporated Boulder County.
  • They have concerns about drainage, high water tables and that the project will impact storm drainage for adjacent properties.
  • There will be wildlife impacts and direct impact on Golder Ponds Nature Area
  • Placing the drainage detention pond on the south side of the property adjacent to the Platte River Power Authority electrical lines will cause safety issues.
  • They have concerns that development of residential homes contributes to urban sprawl.
  • They want the city to complete its own independent traffic study.
